Frequently Asked Questions

Got Questions? I’ve Got Answers!

Question 1: How long does it usually take to find a rental property in Austin with your help?

If you have all your documents ready and are prepared to move forward, I can typically find and secure the right rental within 1-2 days. However, it's best if you reach out to me earlier so we can make a game plan tailored to your needs and be ready to act quickly when the right property becomes available.

Question 2: Can you help negotiate rental terms on my behalf?

Yes, Absolutely! I can negotiate various aspects of the rental, including the price, move-in date, lease length, and even minor repairs. However, negotiation takes time and strategy. If you need to move in ASAP, it can be more challenging to negotiate favorable terms. That’s another reason why it’s best if we connect before the last second to make a solid game plan. But even then, I’ll still fight to get you the best possible terms.

Question 3: Are utilities typically included in the rent for properties you recommend?

This can vary depending on the property. Most rentals in Austin do not include utilities like electricity, water, and gas, so tenants usually pay these separately. However, some properties, especially apartments, might include specific utilities like water or trash services. I’ll make sure to clarify what’s included for each property we consider so you know exactly what to expect.

Question 4: What makes you different from other realtors?

I take pride in building genuine relationships with every client I work with, and that's why I'm selective about who I take on. Renting isn't just a transaction for me; it's an opportunity to get to know you, learn about your goals, and provide tailored support. I spend time understanding your unique needs to find the right rental, whether it's your first apartment or the last one before you buy a home. My role doesn’t end once you sign the lease; I’ll be there to provide resources, answer questions, and make sure your transition is seamless. My clients aren't just clients—they become friends, and I’m always just a call away.

Question 5: Can you provide advice for renters who might want to buy in the future?

Absolutely! I’ll create a tailored plan for you, starting with building your credit and saving strategically. Along the way, I'll monitor the market for you, giving you updates so you know what to expect. When it's time to get serious, I’ll let you know when to start looking and will guide you through the entire process, from understanding loan options to preparing for closing. I’m with you every step, making sure you’re ready for a smooth transition when the time comes.

Question 6: What are the typical fees involved when having you as our realtor to rent a property?

My services are always free for my rental clients. I negotiate my commission to be paid by the owner, listing agent, or property manager. In the rare case that I won’t be paid by other parties for my services, I still won’t charge you anything and will do it for free. As a matter of fact not only is it free to work with me, but I also give you a gift card to your favorite restaurant as a thank-you for choosing me :)
